Colorado Springs real estate market snapshot for the month of August 2010 for Existing Single Family and Patio Homes.
Colorado Springs single family/patio homes active listings: 5,408 ( up 18.7% from the same month 1 year ago)
Colorado Springs single family/patio homes sold: 683 (decrease of 23.6% from the same month 1 year ago)
Colorado Springs single family/patio homes median sales price: $199,900 (Increase of 4.7% from the same month 1 year ago)
Colorado Springs single family/patio homes new listings 1,311 (up .2% from the same month 1 year ago)
What does this mean for the Colorado Springs real estate market? Current real estate market conditions continued to show strong strength with an increase in the median sales price. August experienced an increase of 18.7% in total existing housing inventory compared to the same month 1 year ago. Home sales for the month of August decreased by 23.6% compared to the same period 1 year ago. The increas in inventory and the decline in year over year sales is mainly a result of the expiration of the home buyer tax credit. Many home buyers who normally would have purchased a home in the summer purchased early in order to capitalize on the tax credit. Aside from the recent slump sales and average sales prices have been strong and are good market indicators continuing the trend over the past 8-12 months. The local real estate market remains healthy overall and we are experiencing a lot of strength in home sales under about the $350,000 price point as buyers are taking advantage of the historically low interest rates.
Our higher housing inventory and overall economic conditions continues to make this a home buyers market. If you are looking to buy, interest rates remain low and there are a lot of homes on the market. Homes that are in good condition and priced properly will sell in a reasonable amount of time. The overall Colorado Springs real estate market remains in good condition. We are receiving a large increase in military personnel that will be relocating to Fort Carson which should give our local economy, housing, and rental markets a nice boost. The cost of living in this area is very affordable and is an extremely desirable location to live. In fact Money Magazine ranked Colorado Springs in 2006 as the #1 best place to live for cities with a population greater than 300,000. Colorado Springs was also recently considered by Forbes Magazine as one of the top 10 cities where home prices are likely to rise.
